About We LOFT

WELOFT is a cozy and distinctive co-living space with 31 lofts, offering ample room for movement! Upon becoming a member of our community, you automatically gain free access to facilities such as the gym, cinema room, relaxation zones, and other communal areas, which occupy over 1000 square meters!

WeLoft Co-Living Viewing

Viewings for rental units can be scheduled on weekdays from 9 am to 6 pm. However, we are flexible, and viewings can always be arranged and scheduled individually.

Administrative Fee

A deposit of 10% of the total rental amount is required to reserve the loft. This

deposit is already included in the rental price and non-refundable. It includes booking the loft for more than 3 days, cleaning the room after check-out, activation of the digital key and other administrative fees.

Loft Reservation

You can reserve a loft via our website by filling out the reservation form. To reserve it you need to pay a deposit.

Loft Payment

Rental payment can be made via bank transfer or in cash upon arrival at the co-living space. If opting for a bank transfer, it must be completed no later than the move-in day.

Rental Rates

The rental fee, including utilities, is calculated by the period of staying in co-living. The loft price varies depending on its size. The price can be calculated when reserving the loft in our website.

Included in the Rental Fee

The price includes apartment rent, utilities, and the use of all common areas in the co-living space.

Refund

The rental payment is non-refundable if the tenant stays for less than the agreed period.

In the case of a not arriving, the deposit is also non-refundable.

Non-compliance with the rental term:

If you do not meet the reservation term, the tenant will be required to pay the difference between the package prices. For example, if you initially reserved the loft under the 180+ day package but stayed for fewer than 180 days, you will be charged the difference between the 180+ day package and the 30+ day package.

Household items package (kettle, set of plates (2), medium glasses (2), cups (2), 4-piece cutlery set, 2-piece knife set, cutting board): one-time fee of 100 EUR

Move-In and Move-Out

Move-In: The move-in time is coordinated individually with each guest. It's possible to move into the co-living space outside of office hours; you just need to complete the payment, and you'll receive entry instructions and individual access codes. Before moving in, the tenant must read the WeLoft co-living rules, fill out a guest card, which will be sent to you via email, and pay the rent.

 

Move-Out: Check-out is on the last day of the rental term by 12:00 pm. You must leave the lofts/apartments clean and tidy. If upon inspection, damage to the premises or inventory is found, you will be required to pay the amount determined by the WeLoft co-living administration to cover the assessed damage. The magnetic card of the apartment must be returned to the administrator. The electronic key to the apartment will be deactivated on the last day of the rental period.

Rental Term

We operate on a "Pay as you go" basis, meaning guests only pay for the actual period of residence. This can be as short as three days or as long as a lifetime ????

Extension of Rental Term

If you wish to extend your stay, you can do so in one of the following ways:

1) Reserve the desired period through our website using the booking form.

2) Contact the administrator for assistance with the extension.

We recommend arranging your extension in advance to ensure availability for your preferred dates.

WeLoft internal rules

To use the apartments and other Common Use Objects located in the WeLoft complex properly, neatly, and responsibly, only for their intended purpose, without violating the rights and legitimate interests of the Lessor, Administrator, WeLoft complex residents, Guests, and visitors;

  • Ensure that the Apartments and Common Use Objects are used in compliance with the requirements of occupational safety, civil defense, sanitation and hygiene, fire safety, environmental, and other norms, requirements of engineering networks and equipment operation regulations;
  • In the event of an emergency or similar unforeseen event in the Leased premises, immediately inform the Administrator and take necessary measures to localize the emergency and minimize damage;
  • Immediately inform the Lessor about any damage caused by the Tenant's fault and its extent to the Lessor's property and compensate the Lessor for the damage caused to the Lessor's property within 30 (thirty) days from the moment of its occurrence;
  • Ensure that no later than on the last day of the tenant's residence, the tenant undertakes to deregister at the address of the Leased premises;
  • Tenants must also maintain cleanliness and order in the Apartments and Common Use Objects, periodically clean the rented Apartments, not leave trash or other items, perform preventive maintenance of the shower drain, sort household waste according to the recommendations of the waste management company, and dispose of all trash only in designated containers.
  • The Tenant has the right to use the Lessor's cleaning equipment and tools for no longer than 3 hours. (Failure to comply with these obligations may result in a fine of the amount specified in Appendix 1 of these Rules);
  • Tenants are prohibited from smoking in the Apartments, Common Use Objects, and other areas of the WeLoft complex except for specially designated areas.
  • Overloading Common Use Objects, as well as accesses to
  • premises containing common engineering equipment control locations, not keeping them clean, using them to store trash or personal items, arbitrarily rearranging Common Use Objects and engineering equipment;
  • Dumping trash in stairwells and other Common Use Objects, keeping trash, throwing it through room windows or balconies, and accumulating various household waste;
  • Consuming alcoholic beverages, narcotic and psychotropic substances in Common Use Objects, including hallways, staircases, as well as access to these premises;
  • Keeping pets if such a service is not ordered.
Procedures for using WeLoft complex common areas and zones

Tenants must responsibly and carefully use the Common Use Objects, property, and inventory located in the WeLoft complex spaces, take all possible measures to avoid causing damage to their own, other people's property, and health.

Tenants must use the common use equipment located in the Common Use Objects only for their direct purpose and not use malfunctioning equipment. Tenants must immediately inform the Administrator about malfunctioning equipment.

Procedures for using common kitchen areas:

Tenants who use the common kitchen areas must clean up after themselves, not leave food residues or other trash. (Failure to comply with this point may result in a fine of the specified amount to the Tenant)

Procedures for using the gym

It is mandatory to wear only appropriate sports footwear in the gym premises.

The Lessor assumes no responsibility for health problems, accidents, and similar circumstances occurring in the gym premises. Furniture and other inventory located in the cinema room must be used only for their intended purpose. It is strictly prohibited to remove furniture and other inventory from the cinema room.

Pet Keeping Procedure

- The Tenant must comply with the municipality's announced rules and requirements for pet keeping, as well as other mandatory legal acts, including the requirements of the Animal Welfare and Protection Act.

  • - Pets must be vaccinated and identified in accordance with the procedures established by legal acts. The Lessor has the right to demand that the Tenant provide all necessary documents confirming compliance with the above requirements.
  • - In all cases, the Tenant is liable for the damage caused by their pet. The Tenant must compensate the Lessor for any damage incurred due to the replacement of damaged furniture or inventory or any other damage caused.
  • - It is prohibited to keep more than 3 animals in the Apartments.
Responsibilities of Residents

Individuals who violate the requirements of the Rules are liable in accordance with the provisions of the WeLoft Coliving Apartment Rules and the laws of the Republic of Lithuania and must pay a fine of the amount specified in the Appendix to the Rules to the Administrator.

The Tenant is fully liable for material and/or non-material damage to the WeLoft complex, property belonging to the Lessor, and/or health caused intentionally or due to negligence by the Tenant and/or persons for whom the Tenant is responsible under these Rules or laws, and undertakes to compensate all losses incurred by the Lessor as a result. The Tenant is responsible for the behavior of their family members and other persons living together, as well as Guests, and compliance with these Rules. Guests may only visit Common Use Objects with the Tenant's accompaniment.

The Lessor is not responsible for the actions of third parties or for items left by the Tenant in Common Use Objects, as well as for the actions and consequences of Tenants resulting from improper use of IP addresses assigned to Tenants. Guilty parties must compensate all expenses incurred by the Lessor due to improper use of the IP address (including any fines and other sanctions imposed by state and other institutions).

Communication with Co-living Residents and Administration

All communication with our residents takes place using the WhatsApp application. All residents are added to the community group. Communication with the administration is possible in person, both live, by phone, or by email. The Administrator is always ready to help you, or we can just have a friendly chat over a cup of coffee :)

Smoking Area in WeLoft Coliving

For smokers, we have a special smoking area where you can smoke without bothering anyone.

Laundry Room

In our apartments, you will find separate rooms with two washing machines and two dryers. They are operated with separate applications.

What You Need to Take Care Of

There is no bedding, pillowcases, dishes, or kitchen utensils in the Lofts - you can bring them yourself or buy them directly from us.

What You Will Find in the Common Kitchen

In the common kitchen, you will find two stoves, two ovens, two dishwashers, two refrigerators, frying pans, utensils, cups, and plates. However, please do not bring common kitchen items to your loft.

WeLoft Security

All rented apartments are equipped with electronic locks. In addition, no one can enter common areas without an invitation because the main doors are protected by codes or electronic keys
